When you’re ready to sell a home, a professional home inspector can help you establish a good relationship with prospective buyers so that a successful transaction can occur in a timely manner. We’ll provide a detailed report on the property’s condition, giving you a better understanding of what improvements need to be made. You can either choose to make improvements before you send out your listing for the home, or you can simply pass along the information to a prospective buyer to make sure you’re both on the same page before negotiating a transaction.
We offer this inspection service so that our clients are able to determine whether or not it’s a good idea to move forward with an investment after our previous inspection uncovered defective areas. After the seller of the home or their real estate agent has informed you that repairs are in place, we’ll return to the property, re-inspecting the areas in question to make sure that the repairs have fully addressed the original issues.
If a residential property happens to have an abandoned underground oil tank, it could be an environmental hazard due to potential leaks—a hazard that’s incredibly expensive for homeowners to have corrected. These tanks were in common use before being replaced by modern heating solutions, but unfortunately, many tanks were left underground without being brought to the attention of new homeowners. We use a specialized magnetic locator to determine if a buried oil tank is present.
When termites infest a home, serious structural damage can occur. In many cases, that damage is largely hidden beneath exterior cladding and interior drywall, and it can be difficult to spot with the untrained eye. We’re able to perform a comprehensive inspection for damage caused by termites and other wood-destroying organisms.
As licensed radon measurement technicians, we’re trained to test radon levels in a home in order to determine if radon mitigation will be necessary. Radon is a naturally occuring gas, but it has extremely carcinogenic properties—and it can be a serious risk for residents inside a home if radon has concentrated to an unsafe level. Because radon is invisible and odorless, it’s important to entrust a licensed professional with this inspection service.
